Make your kitchen state-of-the-art while you have the time.

We hear the stories every day -- foreclosure rates are skyrocketing, people want to move to greener pastures but are stuck in their homes, etc. Why not take this down time to make your house the best it can be, so when the market bounces back (hopefully sooner rather than later), you'll be primed for a sale?

Mike Klein, owner and CEO of Airoom, a locally based industry leader in home design, building and remodeling, suggests that kitchens, bathrooms, finished basements and garages are considered the most important areas when buyers are considering a home. Read on for tips on improving these rooms to increase your chances at offers once your house is up for sale.

Curb Appeal: The exterior of your home is its first impression on a buyer. Update yours with paint, new siding or window treatments that will attract attention before someone even enters the door. To make an even bigger impact, consider new walkways, porches or possibly a pool to put all eyes on your house.

Hearth and Home: Pay special attention to the kitchen, as this is where many family gatherings, parties and special occasions take place. A buyer will be thinking about this as they tour your home. Updates can include new cabinets, countertops, appliances or amenities.

Bathe in Luxury: Plush, spa-like bathrooms are what every buyer wants these days. Rain showerheads, a whirlpool bathtub or even an in-bathroom fireplace (!!) can drive up a home's market value tremendously.

Going Underground: Transforming your basement from a place to do the laundry to a place to have fun will make your whole house more attractive. Finishing your basement as a family rec room with a large-screen TV, entertainment center or even a pool table will let buyers know that this house could be their next happy home.
